HOA Associations: Do They Have a Say on Your Roof’s Color?

Whether you are replacing your roof or siding, you need to consult the board first if you are living in a community with a homeowners association. Depending on the rules of your HOA, you might require to get approval first before proceeding with your project. HOAs usually implement covenants, conditions, and restrictions (CC&Rs). These strict regulations may indicate the colors of paint and roofing allowed in your neighborhood.

Review Your HOA’s CC&Rs

Homeowners are usually given a copy of their HOA’s CC&Rs when they purchased their properties. You won’t need to read all rules and regulations in your community. Just review the section about areas of property restrictions. It should give you a picture of what your HOA does and doesn’t allow when it comes to your roof replacement project.  

Don’t forget to check if the CC&Rs copy that you have is up-to-date. Homeowners organizations tend to update these documents every once in a while. It could be that the board has revised some sections of the CC&Rs. 

Consult Your HOA’s Board

To verify if you have the liberty to choose any roof color or not, it’s best to consult the board. You may visit their office or call them to ask if your project requires approval. Ask if they are just certain colors you can use or if you can go with any hue you prefer. 

Even if your HOA has pre-approved roof colors, it’s still possible for the board to reject your proposal. It can happen if the color you have in mind is the same as the house next to yours. Make sure to not select a roof that looks very similar to your neighbors.
